Boundary checker

Is my fence in the right place?

Compare where your fence actually is with the land in your registered title, and check the size of your plot.

How it works

  1. Click your house on the map, then choose Check boundary.
  2. You get your plot’s area, rough width and depth, and the length of each side.
  3. Trace your fence on the satellite photo. We show any land you’ve fenced that’s outside your title, and any of your title that’s outside your fence.
  4. Enter the area from your sale particulars or deeds to see whether it matches.

What this can and can’t tell you

HM Land Registry’s outlines show roughly where a title lies. Like the title plan itself, they show “general boundaries”, not the exact legal line, which can depend on old deeds and where fences have stood for years. This checker is good for spotting a big mismatch, such as a strip you’ve never owned or land you didn’t know was yours. It can’t settle a dispute about a few centimetres.
