Who we are
LandSleuth is run by Yan Horobin, a sole trader trading as LandSleuth (“we”, “us”). Address: 2 Bank Cottages, Forest Hill, Oxford OX33 1EA. Email: hello@landsleuth.co.uk. By using the site or buying a membership you agree to these terms. Please read them; the parts about what the information does and doesn’t show matter most.
What the site is, and isn’t
LandSleuth is a research tool. It brings together public information about land, such as HM Land Registry’s title outlines and the government’s planning data, and explains it in plain English.
- It is not an official search. It doesn’t replace a title register, an official search of the index map, local authority searches or a survey.
- Title outlines are indicative. They show roughly where a registered title lies, not its exact legal boundary.
- A missing planning protection doesn’t mean there isn’t one. Not every council has sent all its data to the national platform yet.
- Nothing on the site is legal advice.
Your responsibilities
- Check anything important with HM Land Registry, the local council or a solicitor before you act on it.
- Respect private property and the law. Don’t use what you find to harass anyone or to enter land without permission.
- Keep your account to yourself. Don’t scrape, copy or resell the site’s results in bulk, or try to get around its limits or security.
Membership and payment
Membership costs £6 a month, paid in advance by card through Stripe. The price includes any VAT that applies. It gives one person access to the member features of every LandSleuth tool.
Membership renews automatically at the price then in force. We’ll email you before any price change takes effect, and you can stop the renewal at any time from your account page. If you stop it, you keep access until the end of the period you’ve paid for and won’t be charged again.
Your right to cancel
Membership is digital content supplied online. Normally you would have 14 days to change your mind. When you join, you ask us to start your access straight away and confirm that you understand you lose the right to cancel once it starts. Access starts as soon as your payment is confirmed, so membership payments aren’t refundable after that, except where the law says otherwise. We send you a copy of this confirmation by email.
This doesn’t affect your statutory rights. If the service is faulty or not as described, you may be entitled to a repair, a replacement or some or all of your money back. Email us and we’ll put it right.
The data
LandSleuth uses public data from HM Land Registry, the Ministry of Housing, Communities and Local Government’s Planning Data platform, councils, Ordnance Survey, the Office for National Statistics and OpenStreetMap contributors. Those sources can be incomplete, approximate or out of date, and we don’t promise that what we show is accurate, complete or current.
Availability and changes
We aim to keep the site running but can’t promise it will always be available or free of errors. We may change or improve features. If we make a change that significantly reduces what members get, you can ask for a refund for the unused part of the period you’ve paid for.
Our liability to you
We are responsible for loss or damage you suffer that is a foreseeable result of us breaking these terms or failing to use reasonable care and skill. We are not responsible for decisions you make, or costs you run up, relying on the site, for example buying land, legal or surveying fees, or the outcome of a planning application. As a consumer service, we don’t accept liability for business losses. Otherwise our total liability is limited to the amount you have paid us in the last 12 months.
Nothing in these terms limits liability for death or personal injury caused by negligence, for fraud, or any other liability that can’t be limited by law.
Suspending accounts
We limit how many lookups one person can make each day to prevent bulk copying. If you break these terms, for example by sharing your account or scraping the site, we may suspend or close your account. If we close it for a reason that isn’t your fault, we’ll refund the unused part of the period you’ve paid for.
Problems and complaints
If something isn’t right, email hello@landsleuth.co.uk and we’ll reply within 14 days.
Other terms
We may update these terms; the date at the top shows when they last changed, and we’ll email members about any important change. These terms are governed by the law of England and Wales. If you live in Scotland or Northern Ireland you may also bring proceedings in your local courts.
