Site finder
Search the registered land in any council area in England by size. Filter out Green Belt, flood zones, protected landscapes, wildlife sites and the best farmland, and see how far each piece is from the electricity network and whether there’s spare capacity. Pick solar farm, battery storage, data centre or housing for a starting set of filters, and save a search to hear about new matches. Click a result for its outline, then check who owns it.
About this data
Each result is a registered freehold title outline from HM Land Registry’s INSPIRE index, of half an acre or more. One title can have several outlines, and one outline isn’t always one field or plot. We measure each outline against the government’s Planning Data maps of Green Belt, flood zones, National Parks and National Landscapes, SSSIs and conservation areas, and against substations mapped on OpenStreetMap. The farmland grade is Natural England’s provisional grade at the outline’s centre: a broad-scale map that doesn’t split grade 3 into 3a and 3b, so a field survey is still needed. Spare capacity is the most spare demand headroom the network operator publishes for its substations within 5 km, so far for SSEN and Northern Powergrid areas only. Slope and the way it faces are worked out from Ordnance Survey’s 50 m height data around each outline’s centre, and nutrient neutrality catchments are Natural England’s. These are screening measures, not a planning assessment: none of it says whether land is for sale, could get planning permission, or has grid capacity. Land that isn’t registered isn’t included; for that, see Unregistered Land Finder.
